SIP Ventures is a dynamic and growing commercial real estate investment firm specializing in built-for-rent development, acquisitions, asset management and strategic investment opportunities. We focus on identifying and acquiring and developing high-quality real estate assets across various southeastern U.S. markets, with an emphasis on single-family rental communities and multifamily properties.

Position Overview:

We are seeking a motivated and analytical intern to join our Acquisitions & Development team. This internship provides an excellent opportunity for students or recent graduates to gain hands-on experience in built-for-rent real estate acquisitions, development, market research, financial analysis, and investment underwriting. The ideal candidate has a strong interest in residential real estate, financial modeling, and investment strategy.

Key Responsibilities:

• Assist in the underwriting and financial modeling of potential acquisitions using Excel.
• Conduct market research and analyze trends in southeastern U.S. rental housing markets to support investment decisions.
• Evaluate property performance metrics, including cash flow projections, development budget, cap rates, and return on investment (ROI).
• Prepare investment memos, presentations, and reports for internal and external stakeholders.
• Support due diligence efforts, including reviewing financial statements, leases, and market comparables.
• Assist in sourcing potential built-for-rent land acquisition opportunities by analyzing on-market and off-market deals.
• Monitor and update internal databases with market data, transaction records, and property details.
• Collaborate with the Principal on deal structuring and strategic investment initiatives.

Qualifications:

• Currently pursuing or recently completed a Bachelor’s or Master’s degree in Real Estate, Finance, Business, Economics, or a related field.
• Strong analytical and financial modeling skills with proficiency in Microsoft Excel.
• Familiarity with built-for-rent and or multifamily real estate valuation techniques.
• Ability to interpret financial statements, market data, and investment reports.
• Detail-oriented with strong organizational skills and the ability to handle multiple tasks.
• Excellent written and verbal communication skills.
• Self-motivated and able to work independently in a remote environment.
